How Sansiri accelerated SAP testing for property development with Tosca

Company overview

With over 40 years of experience and hundreds of projects across Thailand, Sansiri has become the largest property developer and one of the most recognized names in the country. Its developments range from residential communities, such as single and semi-detached houses, townhomes, and condominiums, to international hotels, including 9 Elvaston in London and The Standard Hotel worldwide. As the only full-service real estate developer in Thailand, Sansiri offers a full range of services, including concierge services, real estate management, sales brokers, and long-term resort rental.

Manual testing lacks speed and quality

In March 2025, a powerful earthquake struck parts of Thailand, causing wide-spread damage to its buildings. The earthquake prompted real estate needs to skyrocket. As a major property developer with a trusted brand reputation to uphold, Sansiri knew that keeping its SAP environment and test process performant was crucial to meet demand.

Fortunately, about four years ago, Sansiri began to think about changing its approach to automated testing. It was mostly using manual testing for UAT, internal and external web tests, and pre-deployment release cycle tests. It was challenging because manual testing took too long. The testing team struggled to balance speed and quality to meet release deadlines and at times defects would slip into production.

“Sometimes we would launch a release that would still contain some potentially concerning areas of defects from previous releases that we just couldn’t keep track of manually, and they potentially would slip into the next release as well,” said Kavin Manomaiudom, Head of IT, AEVP, at Sansiri.

Challenges:

  • Existing manual testing is slow
  • Issues with quality as defects would slip into production
  • A complex test environment with multiple applications

A complex test environment launches a shift to test automation

To transform its testing, Sansiri considered many tools, including RPA, with the goal of adapting its QA skillset to a more model-based approach. Sansiri began exploring Tricentis after seeing some demos at an SAP event. It led its engineers to do a trial of Tricentis Tosca.

In March 2024, Sansiri started its test automation journey with Tosca via SAP Solution Extensions and worked with Tricentis’ local partner Marco Technology. Marco has been helping Sansiri maintain end-to-end tests across its large test environment, including web and mobile apps, legacy CRM and Salesforce, and a property management application.

In Thailand, the property sales and legal process can be lengthy and complicated, involving multiple stages with fees and interest. The process crosses several Sansiri applications plus a customer-facing mobile app if the property transaction was a direct individual residential real estate sale.

Sansiri now has nine IT test leads that oversee nine business units that serve different functions within the IT organization. By the end of 2025, it hopes to have 40% of all tests, including SAP, automated via Tosca across the teams.

A collaborator helps guide the automation journey

Marco Technology has been a true collaborator between Sansiri and Tricentis. It has been on-site at Sansiri a few days a week to help troubleshoot and maintain its test cases as requirements change. Marco Technology has been instrumental in ensuring the automated tests get built and has been a close ally of Sansiri’s QA team during their “crawl” stages.

Sansiri relied on Tricentis Professional Services to answer questions and help with implementation and enablement. Marco Technology shadowed the initial Professional Services’ efforts and is guiding Sansiri with the expertise that it provides.

The reason we partner with Tricentis is we share the same vision for the future of quality engineering for our customers in Thailand,” said Santi Potvarin, Managing Director, at Marco Technology. “We quickly invested our resources to guide this process with Sansiri into a true collaboration.

Leveraging Tosca results in an increase in test automation

The Sansiri testing teams like Tosca’s ease of use and say it is simple to access test cases in Tosca and apply the model-based approach to the next release cycle. They report that the quality of the tests is higher, and the confidence level toward Tosca is growing.

As a result of using Tosca, Sansiri has achieved:

  • 10% increase in test automation
  • 1 hour saved per test cycle
  • 500 test cases created

Tosca is helping to democratize testing across IT at Sansiri. Moving forward, Manomaiudom has a roadmap vision that everybody in IT, not just QA, at Sansiri will be using Tosca to automate their testing.

I like how accessible Tosca is to non-technical IT users. It gives them more time to focus on strategy and business requirements,” said Manomaiudom.

Results:

  • 10% increase in test automation
  • 1 hour saved per test cycle
  • 500 test cases created
